Below are examples our experience with Real Estate and Property Transactions. ExperienceE2C personnel have an extensive background in working with real estate related environmental assessments. This experience includes Phase I and Phase II property assessments as well as work with reuse of contaminated properties commonly called "Brownfields". Experience in this area can be invaluable to sellers, purchasers and lenders. Phase I Environmental Site Assessments are performed according to ASTM standards or to lenders requirements. Example ProjectsPerformed Phase I site assessment for property transfer for a local economic development authority prior to purchase of property for donation to non-profit. Worked with attorneys, client real estate department and various other consultants on Phase I and Phase II for purchase of parcel of land on a California State Superfund Site. Site was assessed to document exiting environmental condition, sales contract was structured to shelter purchaser from existing environmental liability, and seller indemnified purchaser for existing site conditions. Florida Site which was former automotive used parts yard was assessed and remediated for buyer prior to purchase of site. Approximately 2 feet of soil was removed and replaced to mitigate hydrocarbon impacted soil. Groundwater conditions were documented as baseline in case future environmental issues arose.
